How to Use BoomTown’s NEW Seller-Focused Tools (and Benefit Your Buyers Too!)

In many areas listing inventories are lower and it’s crucial to have seller-focused tools to give you a leg up on the competition. BoomTown’s got you covered with our new Listings Manager feature and Best-Fit Leads tool. These enhancements to our Leads Management System provide incredible value to seller clients, and bonus: they also benefit the buyer clients too! (high-five, win-win). The Listings Manager shows quantitative data, week over week, about a listing; including how many people have viewed, favorited, or inquired about the property (AKA total control over a listing’s data). The Best-Fit Leads tool is all about matching leads to properties, and instantly generates a list of the most qualified and ready buyers (based on the buyer’s own search history) for a given property with one click.

Here are some tips and tricks on leveraging the Listings Manager and Best-Fit Leads for your sellers (and buyers too!).

Listing Presentations
Slam-dunk your next presentation. Listings Manager allows you to show a potential seller client how easy it is to access leads in your database who view, favorite and inquire about one of your listings. Then dazzle them by demonstrating the Best-Fit Leads tool and show them how many leads you have access to that are interested in the seller’s neighborhood and/or price point right now. (This is the stuff sellers care about!)

One-Click Email
This is no bulk email option, but rather a beautifully targeted eblast. With this feature you can directly communicate with multiple targeted buyers at once to notify them of a new listing or an updated listing with just one click. This is also great to show a seller how quickly you can contact all of the potential buyers for their home!

Hot Sheet Searches
The daily “hot sheet” just got even hotter. The Best-Fit Leads tool allows you to conduct a search by MLS number for a new listing on the market or by property changes like price reductions and status updates that show up on the “hot sheet”. By plugging these in, you’ll generate a list of leads that match the criteria (They really match the criteria and are even given a “fit” score!). This is a great tool for staying on top of available listings to show actively searching buyer clients and to educate your seller clients on what’s happening in the market!

New Listings
Getting ready to put your new listing on the market? Best-Fit Leads can help you improve the chances of finding a buyer to represent for your new listing. After searching an upcoming listing’s property attributes (price point, neighborhood, beds, baths, etc) in the Best-Fit Leads tool, you can send an email blast to the generated list of best-fit leads and alert them to the upcoming listing first. (This is a great way to keep your buyers in the loop too!)

These innovative tools really help maximize your time, putting the most relevant information at your fingertips. When used as part of a listing presentation almost half of our current clients reported that these new tools directly helped them acquire listings in the past month; some reportedly acquiring three or more listings.
