The #1 Way to Bring Leads Back to Your Site
With all the marketing options that are available to real estate agents today, it's easy to be overwhelmed, but you might be missing out on the number ONE way to bring leads back to your site! Did I mention that with most CRMs it’s free and easy?
Customized listing updates (e-Alerts for BoomTown users) are the number one tool for driving your leads back to your website over and over again. In fact, BoomTown data has revealed that when you set up an e-Alert, your lead is 5 times more likely to return to your website for 100+ visits! These alerts are particularly useful in the real estate industry as time is of the essence for buyers seeking homes! It is an invaluable tool to be able to alert potential buyers of relevant properties first, and gain their trust. These alerts are only sent to specific customers based on their unique situation and interests so you can effectively notify them about relevant information such as:
A property that is new to the market
A property that is back on the market
A property with a reduced price
BoomTown's system allows you to set up e-Alerts to regulary send out new and reduced properties to your leads based on specific search criteria that you choose. The MLS updates are received in the system within an hour and updates are processed in our clients’ websites immediately, so changes and new listings are basically delivered in real time. This means that every time BoomTown sends out an e-Alert on your behalf, your lead receives the freshest information related to their home search. Now that’s what I call customer service!
Always set up your notifications for leads immediately after they register their information. (BoomTown users, check out our Knowledge Base article for more information on how to setup an e-Alert). This can be a daunting effort somehow, so most systems allow you to set up an automated notification system. For example in the BoomTown system, an automated alert can be sent 18-24 hours after a lead is registered (if the agent has not yet created an e-alert), as long as the lead has performed a search on the site, and has viewed two properties. (In the BoomTown system, this can be found under “e-Alert settings” within “My Settings” in BoomTown. Check out our Knowledge Base article for detailed instructions).
While automated listing updates are a great safeguard, it is still very important that you review them and adjust the search criteria to ensure the best possible alerts are sent to your leads. Also, as time passes, a buyer's home search criteria can change. Be sure to check your leads’ notifications regularly and update their criteria when needed.
Now that you know the number ONE way to drive leads back to your site, log into your CRM and make sure each lead is setup to receive e-Alerts!
